RED Columns: Buyers Market, the lower the column, the softer the market.
Blue Columns: Sellers Market, the higher the column, the more multiple offers.
Gray Columns: Balanced Market, buyers and sellers are on equal footing.

The Contra Costa County Market Barometer is a rough estimate of  the state of the market. Real estate markets are very local. Regardless of whether the market favors buyers or sellers, there will always be premium homes priced right that attract multiple offers, unless the market has totally crashed. Conversely, there are always over-priced listings that will never sell.

The Contra Costa County Market Barometer uses the same math as Merv Forney in his Loudoun County MARKET^pulse™, which is an adaptation of Nate Summer's Marin Market HEAT Index™. Note the following:

• The Loudoun MPI includes single-family homes, townhouses, condos, and lots/land.
• The Contra Costa Market Index uses only single-family homes and condos/townhouses.
• We use the same thresholds as The Loudoun MPI: -0.25 (red columns) and +0.2 (blue columns) respectively. A balanced market is indicated by the gray columns.
• The Marin Market HEAT Index is a trade mark of Nate Summer.
• The Loudon County Market^pulse™ is a trade mark of Merv Forney.
