Sales Down in June

Problems with the MLS continue and we are not sure of the accuracy of the data. Please keep that in mind when reading.

After two months of single-digit declines in year-over-year sales of single-family, re-sale homes, sales in June declined 17.5%. Home sales were off 11.2% compared to May.

Bank-owned property accounted for a substantial portion of the sales, sending statistical prices lower.

The median price was down 3% from May, but was off 29.9% year-over-year.

The condo market was similarly affected with sales off 14.7% compared to May and off 22.7% year-over-year.

The median price for condos fell 12.3% from May and was off 32.2% compared to June 2007.

We’re seeing a lot of cherry-picking of bank-owned property, resulting in multiple offers on the best property in the most desirable neighborhoods.

The sales price to list price ratio increased by 0.4 of a point to 95.1%. This is the highest level it has been since July 2007. The sales price to list price ratio rose 0.5 of a point to 95.3%.
