Home sales rose for the second month in a row in Alameda County. Sales of single-family, re-sale homes rose 1.6% from the month before, but were down 39.8% year-over-year. Year-to-date, home sales are down 28.8%.

The median price for homes gained 0.5% from October, and was up 3.2% year-over-year. The average price fell 0.5%, up 8.4% compared to last November.

The median price for condos dropped 6.9% to $409,500, down 6.7% year-over-year. The average price lost 5.8%, a drop of 3% year-over-year.

Condo sales dropped 16.3% from October, off 49.8% year-over-year. Year-to-date, condo sales are down 28.1%.

The sales price to list price ratio, or the price paid for a home compared to the asking price, fell 0.8 of a point to 97.5%. The ratio for condos fell 0.2 of a point to 97.4%.

Days on market for homes rose one to 43.
